Terms & Conditions – The Buckland Studios

By booking accommodation at The Buckland Studios, guests confirm they have read and agree to these terms and conditions. These may be updated from time to time, and guests will be notified of any changes.

Connectivity
Please note: there is no Wi-Fi in the studios. Each studio includes a smart TV with screen sharing, allowing you to stream content from your mobile device. We recommend downloading any movies or shows before arrival. Telstra and Optus offer strong mobile coverage in the area. Or better yet—unplug and enjoy the natural beauty surrounding area.

Studio Occupancy
• Studios 1–4: Identical layout (except bathrooms 1 an 2 have baths 3 an 4 hove double rainhead showers only), each accommodates 2 adults.
• Studio 5: Larger (approx. 20 sqm), includes a separate king bedroom, full kitchen, shower and bath. Also accommodates 2 adults.
Note:
• No visitors are allowed on the property. Studios are for registered guests only.
• Group bookings are not permitted unless booking the entire estate—please contact us directly.

Children & Pets
• The Buckland is an adults-only retreat.
• Infants (non-crawling/walking) are welcome in their own bedding at no extra charge.
• Pets are not allowed, except for guide dogs (please notify us in advance).
This policy ensures a peaceful experience for all guests. If breached, guests may be asked to vacate and a cleaning fee will apply.

Payments

• Deposit and balance: At the time of booking a deposit is taken. If your booking is within 14 days of making the reservation, your card will be charged the remaining 50% balance immediately.

-Final payment: All bookings must be paid in full 14 days prior to arrival. If your booking is more than 14 days away, your card will be charged 14 days before arrival. - Booking system note: The booking system only accepts deposits at the time of booking.
• We accept Visa, MasterCard, and direct deposit.

Cancellations & Refunds
• Cancellations more than 2 weeks before arrival: deposit refunded minus a $50 admin fee
• Cancellations less than 2 weeks before arrival: refund only if the booking is re-sold at full value, minus admin fee.
• No-shows forfeit the booking. Gift certificates used will be voided and any outstanding balance charged.
• Travel insurance is strongly recommended.
Transfers to other dates are at our discretion and must match the original booking value. Special offers may not be transferable.

Fire Danger Policy
If cancellation or early departure is due to an Extreme or Code Red CFA fire danger rating for Buckland Valley:
• Deposit refunded minus $50 admin fee.
• Unused nights will not be charged.

Minimum Stay Requirements
• 2-night minimum stay.
• 4-night minimum: Easter, Christmas/New Year (Dec 23–Jan 7).
• 3-night minimum: Melbourne Cup Weekend and all long weekends.
No arrivals on public holidays
Studio Requests & Changes
• We do our best to honour requests for specific studios but may reassign based on availability.
• Changing studios during your stay is not permitted.

Group Bookings
• Full estate bookings must be approved in advance—please call 0455 293 551.
• Partial group bookings (e.g. 2 out of 5 studios) are not accepted.
• No gatherings, no noise after 10pm, no moving furniture or items between studios, and no more than 2 cars per unit.
• No parking on grassed areas.

Extra Charges
We reserve the right to charge your credit card (stored securely via Stripe) for:
• Damage over $50.
• Extra cleaning ($50/hr) for moved furniture, unwashed dishes, stained furnishings, or general mess.
• Lost/damaged items, including linen, appliances, or technology.

Check-In / Check-Out
• Check-in: From 3:00pm
• Check-out: By 11:00am

Smoking
• Studios are non-smoking indoors.
• Smoking is permitted on outdoor decks (ashtrays provided).
• A $100 cleaning fee applies if smoking occurs inside.

Mini Bar
Studios include a licensed mini bar including sparkling and red wine. Any unpaid items will be charged to your credit card after departure.

Farm Noise
The Buckland Studios is located on a working farm and surrounded by other farms and vineyards. During harvest season (approx. mid-February to early April), equipment may cause daytime noise. Studios are well insulated and double-glazed for your comfort.
